Version control in software

I want to disable multiple installation of my application. Only one instance of the .app file should be allowed. In windows I accomplished it by using windows registry.
1) Is it possible to detect whether an application exist in the folder structure in MAC?
2) Is there any sort of registry or directory for that?
3) Also is there any way to detect a particular file types is already available in the OS?

The reason to ask the 3) scenario is, when I am having multiple instance of my application my associated file opens from the very first application I installed. I want to make that the latest .app file I installed.
