Show proper page when application is down

We are using Apache Webserver and Apache Tomcat for our application. Now every time app goes down for upgrade, we take down the server, and if someone hits the public URL at that time, we want to show customized page that app is down and we are working on it. How can I do that?

You could use an Apache ErrorDocument directive for the appropriate error code (probably 503).
